Why Wait Until February? The Case for Listing Your Inner West Home Before Christmas
Most owners treat Christmas as a hard stop. The thinking goes: nobody buys in December, so we will wait for the new year. It sounds sensible. It is also the reason a lot of well-presented homes sit in a crowded February market competing with everyone else who made the same decision.
Here is the case for moving now.
The buyers who are still looking in November and December are serious
Casual browsers drift away once the silly season starts. The buyers who stay are the ones with a reason: a relocation, a lease ending, a school start date in late January, a pre-approval with a deadline, or an investor wanting a settlement before the end of the financial half. They have finance sorted and they have limited patience. When a strong home hits the market in that window, those buyers act.
Fewer buyers does not mean weaker buyers. In our experience across the Inner Western suburbs, it often means a more decisive pool.
Less competition, more attention
Many owners hold off until the new year, so there is less stock to compare yours against. A well-presented family home in Bardon or a renovated Queenslander in Paddington stands out far more in a short list than it does in a long one. Buyers searching on realestate.com.au and Domain see your home sooner and for longer.
You can sell before the January rush
A sale agreed in December settles in the new year, on your timeline. That means certainty going into 2027, a clear head over the holidays, and no scramble to coordinate a purchase and a sale in the first busy weeks of February.
If you are buying your next home, an earlier sale also puts you in a stronger position. You negotiate as an unconditional buyer rather than a hopeful one.
Brisbane is at its best right now
The flowering trees are in bloom, the gardens are green and the evenings are long. Twilight photography in the Inner West at this time of year is hard to beat. Waiting means shooting in the heat and humidity of late summer, or after storm season has done its work on your lawn.
Time in the market is a real cost
Every month you wait is another month of holding costs: mortgage interest, rates, insurance, maintenance. Delay is not free, even when it feels like the safe option.
The strategy: how a pre-Christmas campaign works
We have built a compressed timeline that protects your result. Here is the working version for a home launching this season.
|
When |
What happens |
|---|---|
|
This week |
Appraisal and market conversation. We review recent comparable sales and talk honestly about whether your property suits a pre-Christmas campaign. |
|
By Fri 30 Oct |
Agency agreement signed. Pre-sale paperwork started with your solicitor. |
|
Mon 2 to Fri 6 Nov |
Preparation: tidy, declutter, garden, minor repairs, styling advice. Photography, floor plans and video. |
|
Mon 9 Nov |
Campaign launches online with open homes from the first weekend. |
|
Weeks 1 to 4 |
Open homes, private inspections, buyer feedback reported to you weekly. |
|
Sat 5 Dec or Sat 12 Dec |
Auction day (or negotiated sale if an early offer meets the brief). |
|
Christmas |
Contracts exchanged, you head into the holidays with a result. |
Auction is our preferred method for most Inner West homes because it creates a firm date, a competitive environment and a clean outcome. If your property or situation suits private treaty instead, we will tell you and explain why.
Price: evidence first
Pricing is where campaigns are won or lost, so we do not guess.
- Comparable sales. We build the price guidance from recent, relevant sales in your street and surrounding streets, adjusted for condition, land size, aspect and presentation.
- Live buyer demand. We cross-check against what active buyers are inspecting and offering on right now, not last quarter.
- A defensible written guide. Any price guidance we publish is supported by evidence you can see. We will not quote low to attract inspections or high to win your signature. Both are bad for you, and both can put an agent offside with Queensland's fair trading rules.
- A reserve discussion. We set the reserve together, with a clear plan for what we do if the market response is stronger or softer than expected.
Presentation: where the money is made
In a compressed campaign, presentation does the heavy lifting. We focus on the changes that return the most:
- Declutter and depersonalise. Clear benchtops, tidy storage, neutral surfaces.
- Garden and kerb appeal. Mowing, edging, mulch, pressure-washing and a fresh front door. Buyers decide in the first 30 seconds.
- Light and space. Open the curtains, replace tired globes, and consider light-touch styling for the key living areas.
- Small repairs. Fix the sticky door and the dripping tap before a buyer's inspector lists them.
- Professional marketing. Hero photography, twilight shots, floor plan, video and a targeted digital campaign, all timed so your listing goes live in a strong position.
We will walk through your home and give you a short, prioritised list. Not everything on it needs doing.
Pre-sale paperwork
Queensland sellers have disclosure obligations, and buyers move faster when the contract is ready. Your solicitor should have the contract and seller disclosure documents prepared before launch, and any pool or smoke alarm compliance requirements checked early. Starting this now is what makes a mid-November launch possible.
The honest part: when waiting is the right call
A pre-Christmas campaign is not right for every property. If your home needs significant work, if your family is not ready, or if you cannot commit to a few weeks of tidy open homes, we will say so. A rushed campaign that underperforms is worse than a well-timed one in February. The point of this article is not that everyone should list now. It is that "nobody buys in December" is a belief, not a rule, and it is worth testing against your own situation.
Your next step
The timeline above only works if we start this week. If you are weighing it up, book a 20 minute appraisal conversation. We will look at your home, the recent sales around it and the dates, and tell you plainly whether a pre-Christmas launch suits you.
Call Felicity on 0478 998 811 and we will find a time that fits. Appraisal callbacks are returned within 24 hours.
