Two local pools closing the same day, here's what it means for our area

Two pools in our patch are closing on the same day, and I thought you'd want to know before it hits the group chats and local Facebook groups. QUT has confirmed the Kelvin Grove pool closes for good on 1 September, last swim 31 August, with it's next life being redeveloped into a teaching and gym facility. Centenary Pool in Spring Hill closes the same day, and that one ties into the National Aquatic Centre planning for the Games.

Realistically, this is probably the first of more changes like this. Brisbane's gearing up for 2032, and a fair bit of local infrastructure is going to get reshuffled between now and then, which makes it worth keeping an eye on rather than as a one off. Councillor Seal Chong Wah has written to Council pushing for new pool infrastructure in the inner north west, and a community petition already has hundreds of signatures behind it.

It's the kind of detail that rarely comes up in a standard listing chat, but it shapes what day to day life looks like in the area. If you're house hunting in Paddington, Bardon or nearby, it's worth asking where the nearest pool actually is now, and what else close by might be shifting. A good agent should be able to give you a straight answer.

And if you're already here thinking about selling, worth remembering this pocket of Brisbane was never a one trick pony. Leafy streets, character homes, close to the city, and a community that actually shows up when something like this happens, that's the real value.

Will keep you posted as it develops, including whether Council commits to a replacement. If you're curious how shifts like this are playing out on values and buyer interest in your specific street, that's a conversation worth having, reply and I will run you through it.

Looking forward to connecting with you soon!

Brisbane's holding up better than most, but the gap is narrowing

Property commentator Mark Bouris recently sat down with Tim Lawless, Research Director at Cotality, and the read was clear. The capitals are no longer moving as one. Much of it centred on the federal budget and what it's done to confidence. Lawless's view is that sentiment has shifted faster than the official data can capture, with investors reassessing since. His long-standing point still hold...
